New Illinois law requires rental properties to install EV chargers starting January 1

Electric Vehicle (EV) adaptation is receiving a big push from the U.S. government and states are also participating in such efforts in their ways.

Senate Bill 40, which was approved earlier this year, will come into effect starting January 1, 2024, and it will require rental property owners to install an EV charging station at tenants’ request.

The bill addresses single-home family homes and newly constructed residential buildings with parking spaces to provide a conduit allowing EV charging if needed. The provisions in this bill were later amended to require a charging station for each available parking space.

Most of the debate over this bill was centered on the cost of installing such hardware. Paul Arena with the Illinois Rental Property Owners Association said the costs would increase but not by that much.

“It will increase the cost of construction but not to the point where we felt it would be a deterrent,” Arena said. “Our concern was mostly around renovation and what activities the tenants were permitted to do.”

However, Arena is not anticipating much of the demand for an EV charger construction at rental property.

According to the information, this rule has brought attention from other states and a wide debate has been opened around EV charging stations at rental properties.

Meanwhile, there is some guidance and help that the states should provide to rental property owners to install EV chargers with full safety and accuracy.
